Summary

LONESTAR Pest Solutions was contacted by a commercial property manager to address persistent mosquito and gnat activity inside an occupied office building. The objective was to identify the source of the infestation, eliminate indoor pest pressure across two buildings, and implement a long-term solution to prevent recurrence.

 

 

The Challenge

The property manager reported ongoing mosquito and gnat activity inside multiple office suites, resulting in repeated tenant complaints. A previous pest control provider had been servicing the property, but the client felt concerns were being overlooked and the issue remained unresolved.

Inspection & Findings

  • One of the buildings contained a basement with sump pump systems
  • Small wells and standing water were present near sump pump piping
  • Mosquito larvae and gnat activity were identified in these water sources
  • These underground areas were acting as active breeding sites, allowing adult mosquitoes to migrate upward into occupied office spaces


Treatment Plan & Execution

A customized multi-step indoor mosquito control and indoor gnat control strategy treatment plan was developed and executed over a 90-day period.


Treatment actions included:

  • Placement of electric mosquito trapping devices to reduce the existing adult mosquito population
    • One trap was strategically installed inside a tenant’s first-floor office to provide immediate relief
    • Additional traps were placed in basement and common areas
  • Installation of Nuvan strips in basement sump pump areas to repel mosquitoes and gnats at the source
  • Bi-weekly monitoring and follow-up services to assess activity and adjust placement as needed
  • Ongoing communication with maintenance staff to track activity levels and progress


Coordination & communication:

  • Regular check-ins with the property manager and maintenance team
